Positioning a new precinct in a competitive market requires a narrative that goes beyond standard mixed-use labels. The objective for “The Langley” , was to establish it as Perth’s newest and most distinctive riverside precinct, utilising a high-impact marketing kit to secure interest from premium tenants. We were tasked with creating a cohesive sales brochure that unified three diverse assets: a premium hotel (Residence on Langley Park), a curated retail hub (Shoppe on Langley Park), and A-grade commercial offices (18 Terrace Road).
The challenge lay in overcoming the “commercial-centric” perception of the site. We had to shift the narrative from a functional building to a transformative urban sanctuary. The sales brochure needed to convince high-net-worth residents, busy professionals, and global tourists that this wasn’t just another office block, but a unique “live-work-play” ecosystem.
At Lively Green, we designed the marketing kit to focus on “exponential growth potential.” We used the collateral to present a data-driven proposition, highlighting the high disposable income of local dwellers and the massive demand for gastronomy to convince prospective tenants of the site’s “captured market.”
Through our multifaceted creative concept, we crafted a sales brochure positioning the precinct as a “hidden gem” emerging into the light.
The sales kit fueled The Langley’s successful debut as Perth’s urban renewal icon. It masterfully fused luxury hospitality with community retail, providing the client with a powerful visual tool to secure tenancies and empower their position amid Perth’s riverside expansion.
